Guilford condo with golf simulator built on site of historic mill listed for $3.5M

A Guilford condo part of the largest condo development project on the eastern Connecticut shoreline is now on the market for $3.5 million.

Located in The Residences at 66 High Street, the single-level condo features three bedrooms and two full bathrooms in 3,148 square feet of living space. According to information provided by William Pitt Sotheby’s International Realty, the condo complex was built in a “full renovation of a 130-year-old mill that preserves the building’s historic character.” The original building was previously one of the “largest wheel manufacturers in the country,” Sotheby’s notes, and it later became a “factory that employed women to produce ball bearings for military vehicles in World War II.”

Now the site of a luxury condo complex, Sotheby’s notes that the project was recognized by the Home Building Industry (HOBI) Awards, earning the distinction of “Project of the Year,”  which is “one of the HOBI’s ‘Grand Awards’ and the highest honor the organization bestows on new developments.”

While the entire complex drew attention for its design the $3.5-million unit currently for sale also received two HOBI awards. Inside the unit, there’s a Full Swing golf simulator with a large screen that the listing notes was “seen in the home of Tiger Woods,” as well as smart home features that are controlled by iPad, a “temperature-controlled air intake system” and non-toxic finishes. 

The unit has a covered private terrace, as well as views of a marsh and Long Island Sound. The condo complex features a heated pool, fitness center, fire pit area, dog park and kayak launch, according to the listing, and is located minutes from the center of Guilford. 

Located in Guilford’s 06437 ZIP code, national real estate brokerage Redfin reports that the median sale price in the area as of August 2022 is $590,000, marking a nearly 25 percent jump in price from the same time last year. Redfin notes that average homes in the area sell for about 5 percent above listing price and go pending after approximately 43 days on the market.
