From a distance, the wood-shingle home on 76 Joshuatown Road looks like a functional barn sitting amid its 9 acres of land in Lyme. That’s because the country-style home once was a working barn in another state. 

Listed for $4.25 million, the Lyme home was originally a working barn on a Massachusetts farm built around 1850, according to the listing. It was then disassembled and reconstructed on the Joshuatown Road property, where the listing notes it was restored and converted by local homebuilder HP Broom Housewright. The interior of the home was finished by local interior designer, Hannah Childs Interior Design

Inside the home, there are four bedrooms, four full bathrooms and more than 4,400 square feet of living space. The main room features high ceilings, two fireplaces, original floors and beams, as well as a “wall of glass” that opens to a large deck with views of Hamburg Cove, which is off of the Connecticut River. A dining area also overlooks the back deck and is currently finished with a circular dining table with seating for nine. The kitchen in the home sits under a loft space currently used as an office and is flanked by staircases on either side. 

There’s also a three-story guesthouse on the property, which the listing notes was built in 2019 and is finished with a gym, a sauna, a wood-paneled office, a kitchen, two-and-a-half bathrooms and a bedroom that can sleep five guests. The rest of the property has a pool and spa fenced in by shrubbery and a gas fire pit. 

According to national real estate brokerage Redfin, 51.4 percent of homes in Old Lyme sell for above the listing price. Homes considered to be “hot,” or those that are “expected to be among the most competitive homes on the market” will sell for about 4 percent above asking price and will become a pending sale in around 21 days.
