Planning & Zoning approves special permit for Gold Shore CrossFit

The Planning & Zoning Commission approved a special permit for Gold Shore CrossFit, at 22 Danbury Road, at its Feb. 10 meeting.

The approval comes with 14 conditions, including:

• All work or physical improvements authorized or required by the approved site plan be completed by Feb. 14, 2019.

• The applicant must monitor parking generated by the gymnasium for two one-week periods between the hours of 6:30 a.m. and 5 p.m., Monday through Friday.

• A total of 29 on-site parking spaces is required.

• A minimum of two stop signs must be installed at the intersection of the parking lot aisles and site driveway.

• “No parking” signs must be installed along the northerly side of the common access driveway.

• The applicant must conduct classes and individual sessions by appointment scheduling only in order to avoid inadequate parking conditions.

• Any new exterior lighting or establishment of a Dumpster will be subject to Planning & Zoning staff review and approval.

• All lighting, other than safety lighting, must be out by 11 p.m.

• Any new rooftop mechanical equipment must be shielded from public view.

Addressing concerns of Fawn Ridge Road residents about traffic and parking, Commissioner Bas Nabulsi said, “Parking is proportioned to the ‘appointment only’ concept. …It would keep traffic flow down.”
