With the preliminary numbers now released to Wilton homeowners through the mail, taxpayers with concerns or questions regarding their property valuations may schedule an informal hearing with Vision Appraisal, the firm that conducted the revaluation.
Informal revaluation hearings will be held through Jan. 25 at the Comstock Community Center. The deadline to schedule a hearing is Jan. 16.
Information on how to schedule an appointment is available on the valuation notice and on the tax assessor’s webpage on the town’s website, wiltonct.org.
The valuation date is as of Oct. 1, 2017. In determining values, qualified sales prior to Oct. 1, 2017 were reviewed, with a focus on sales between Oct. 1, 2016 and Oct. 1, 2017. That sales data is available through the Vision Appraisal link on the Assessor’s web page.
According to the assessor’s office, of the qualified sales that occurred in the town of Wilton between Oct. 1, 2016 and Oct. 1, 2017, the average improved residential sale price was $869,242 and the median sale price was $795,000.
To break that down further, improved residential sales that occurred in North Wilton during this time period resulted in an average sale price of $784,665 and a median sale price of $735,000. Whereas, improved residential sales that occurred in South Wilton resulted in an average sale price of $913,791 and a median sale price of $800,000.
Following the informal hearings with Vision Appraisal, there will then be an opportunity for taxpayers to discuss their assessments with the Board of Assessment Appeals.
Board of Assessment Appeal applications must be received by the assessor’s office by March 20, but no earlier than March 1. Board of Assessment Appeals hearings will be held in April.
The Oct. 1, 2018 grand list will be filed by Feb. 28.
